Today I received an email from Mary, the office administrator for Keller Williams Fredericksburg. Mary, aside from being exceptionally good at her job, is one of the sweetest and most caring women I have come to know in my life.
About an hour before I received the email from Mary, I was pondering the fact that a week ago at this time I was on the beach with my family in Panama City Beach, Florida. I was remembering the fact that the weather was great, the sand on the gulf coast was as white and fluffy as I remembered it from my youth and the temperature of the Gulf water was perfect…

Now that we together have found
the home you would like to purchase, it’s time to make an offer. Taking into account the recent sales of homes
in that neighborhood which are similar in size, quality, conveniences, and
amenities, what are you willing to pay for the home? Your agent should consult with you and advise
you on how to create an offer that will have the best chance of being accepted,
yet get you the best deal on the home as well. Your agent should also perform an accurate market analysis of the
property you want to purchase to give you a good basis for setting the amount of
your offer…

I completely understand how homebuyers, particularly first time homebuyers feel a little overwhelmed with the buying process. Especially with some of the terms used in the real estate transaction and mortgage process.
However, I find it a little scary when experienced real estate agents don’t understand common situations and terms in a real estate transaction and the mortgage process. I found myself dealing with a situation like this not long ago.
A particular seller, who had agreed to pay closing costs for the buyer, suddenly decided he wasn’t paying for prepaid items for the buyer…

Coca Cola seems to have trouble learning the lesson that new isn’t always better. Many years ago, Coca Cola changed their product to the "new Coke" and instantly regretted it. They regretted it so badly that they had to change back and pursue an enormous public relations campaign to reclaim angry consumers.
History does have a way of repeating itself. My family visited "The New World of Coke" today in Atlanta, Georgia. The old Coke world by Underground Atlanta, was a fun and friendly place to visit. And in my humble opinion, was way better than the new Coke World…

At this point you will have a good idea of what you can afford and what type of neighborhood you will want to live in. Taking that information into consideration you are ready to embark on your actual home search.
If you don’t know much about the city that you are moving to you will most likely want to start your search by finding neighborhoods that meet your criteria and then narrowing your search to particular homes in the area…

Now that you have your list of needs and wants and you know how much you can afford to spend, it’s time to look at some houses, isn’t it? Not just yet.
Step back for a moment and consider the larger picture. People don’t just buy a house; they buy the neighborhood the house is in. Think about that…if you found the perfect house but it was in a neighborhood that wasn’t to your liking, would you make an offer on it? Most likely the answer would be, “No.”
So, you will need to make another list of what type of neighborhood you want to live in…

Now that you have the list of features
you want in your new home, you are going to need to know in what price range to
look. There are two ways to go about
this. You can get pre-qualified or
pre-approved for a mortgage.
Either way, you
will need to contact a mortgage company. Your real estate agent can refer you to several mortgage companies that he/she has done business
with and have found to be competitive and customer-oriented. There are some key differences between
pre-qualification and pre-approval for a loan that you need to be aware of...

Imagine your family experiencing life to the fullest in this picturesque Cape Cod. On warm summer days the children can play in the fenced backyard or sip lemonade in the shade of that beautiful tree in the front yard. When the weather cools, kindle a fire in the gorgeous family room fireplace and snuggle up. Exceptional value and great location…you are only a few minutes from everything, including the VRE, shopping, schools and downtown.

Your first step toward buying your new home will be to analyze your needs. A good real estate agent can assist in analyzing your needs so that you will be able to get a clear picture of exactly what you want your new home to look like and how it should function for you and your family.
First, you should write down why you are looking for a new home. For example, are you currently renting and would like to have a home where you can begin building equity? Maybe you recently married and have outgrown your current residence. Or, maybe you have just gotten a promotion, which requires you to move to a new city. These factors will all have a bearing on how you approach your home search…

I love the Internet. It opens doors to incredible products and services that we otherwise would never know about. Just like with the dry cast product I am writing about.
My son has a broken bone in his elbow and recently had surgery. Because he absolutely loves the water, we were all a little bummed about the next few weeks of summer while he was in a cast.
That was until, I went to Google, typed in the words… "How to keep a cast dry" and behold…
