A term that is becoming more and more prevalent in the Fredericksburg real estate market is the term “short sale.” I have had several people ask me that this term means and how does it work.
The typical short sale situation occurs when a home owner needs to sell his/her home, but they cannot sell it for enough to cover the amount they owe the bank. Generally, in a short sale scenario, the home owner must transfer to another area or they can no longer afford the home. A likely scenario to come is that the property will at some point go into foreclosure.

The market overall is looking a good bit better than just a few months ago from a selling standpoint. The time it is taking to sell a home is down considerably, which ultimately is the first step to price stabalization.
I was running the stats for my team and realized that we have averaged selling our listings this year in under 26 days.

Originally called Decoration Day, Memorial Day is a day of remembrance for those who have died in service to our nation. We live in the greatest country in the world and many have died in service to this country. Today, I am humbled by those who have died to preserve the freedom many of us SO easily take for granted.
In the Fredericksburg area, because of our proximity to several of our nations military installations, I have the privilige of meeting many people from our armed services.
I want to say a sincere THANK YOU for those who are willing to serve our country and to quote a line from the movie "A Few Good Men," They say nobody hurts you tonight… not on my watch.

For the holiday weekend we traveled to Ohio to visit my Mom, Dad and siblings. Today was an awesome day. I spent the day hanging out with all my family, playing softball in the backyard, eating the world’s best potato salad (my Mom’s) and working with my brother and Dad installing a new garage door opener in my Dad’s garage.
I rediscovered several things today. First, I just like spending time with my Dad. Second, my brother is just a really great guy.
During our time of installing the garage door opener, we engaged in a discussion about reverse polarity. Reverse polarity is the term sometimes used to describe the condition when wires are connected to the wrong terminals of a receptacle.

I just thought I would share with you a few more great tips for getting your home ready to sell.
- Obtain a typical home inspection checklist and do a thorough walk through
- Minimize furniture and clutter to make spaces look larger
- Remove most, if not all personal photos
- Organize closets and minimize everthing within
- Clean out the garage, basement and attic

This post has absolutely nothing to do with real estate, the market, financing or any of the things I normally write about. So, I apologize in advance for the change in this particular post.
Today, we attended the funeral of the husband of one of our dear friends. I couldn’t help but realize the impact this man, Lee Hilton had on the hundreds of lives he touched in his lifetime.
Lee was a strong Christian man, a father, a devoted husband and an exuberant soccer coach. He invested his life, time and energy into enriching the lives of others. Today, the evidence of his investment in the lives of others was unmistakable. I look forward to meeting him again in Heaven.
Amid all the activities of the day, I feel like I need to give serious props to the Stafford Sheriff’s Office…

When preparing to sell your home a little cleaning and fixing in the right places can return a greater selling price on closing day.
- Even small repairs that may cost a few hundred dollars can return thousands in increased bids on your home. It’s worth the investment.
- The buyer is purchasing your space. Remove the clutter and put unnecessary items in storage. The more open space there is, the greater the value of your home.
- Take the time to view your home from the perspective of someone buying it. Cleanliness sells and will make a difference in the final price.

Sometimes I think that my TEAM is an anomaly in this business. I am not saying we are perfect by any means, but one thing we are is HONEST. We are honest with our clients and we are honest with other agents.
Don’t misunderstand the last part of that sentence. We don’t divulge information that would hurt our clients in any way. But, we don’t try to cheat and trick other agents either.
